My 2 story colonial home has a hip roof as does the garage which is inline with main house.

Very simple roof with no valleys or crickets.

Current roof is asphalt shingles with two (2) layers and is approximately 20 years old.

Had a roof vent replaced 2 years ago and also had the roof inspected.

No major issues other than resealing several shingle ends and some caulking.

No underpayment issues.

No gutter issues as they were replaced 5 years ago with oversized gutters and downspouts.

No issues in the attic, i.e. water leaks.

Gravel does appear to have worn off over the years and can still be found in the gutter runoff.

So, at what point do I have the roof replaced?

Hey William,

Sounds like your roof is in pretty ok shape. The reason grave is coming off, is because roof is overheating a bit more than normal, due to 2 layers, and hip roof being not very good for ventilation.

What kind of roof vent was replaced 2 years ago? I don’t suppose you have ridge/soffit vent … hip roofs typically don’t. Also what roof slope do you have … how steep is it?

So if I were you, I’d wait until you have shingles start falling off .. and not just 1/2 per year… I mean when your really start noticing … I was in similar situation – my house had hip roof, with 8/12 slope … so when shingles began falling en-mass, it was time to replace (with metal) … but a steep(er) hip roof , especially with 2 layers, should hold up well, even if shingles are flying off.

I’d say you have 2-5 years … but that is without seeing it… I’d get as much out of it as possible.
