The pictures show our current roofing results, the view is from inside and outside our home, from the new roof work that was completed January 1 2017 by our roofing contractor.

Our flat roof has a leaking area by the downspout that has been leaking for years. Many people have tried to fix that area over the years, I was told, through various patchwork means.

We figured that stripping the roof to the rafters and installing a new roof probably would solve this problem. After many estimates, we decided on a contractor that told us that we don’t need a brand new roof, just a new layer, and that he has the solution for repairing the downspout area. Also, his pricing was around $2,500 for the whole 2-day job; which was at least $10,000 lower than all other estimates.

After the work was completed, I noticed that the roof was leaking in the same problem location days after it rained (now it leaks during the rain).

After the 2nd or 3rd time of returning, the contractor informed me that unfortunately, he wasn’t able to fix the issue the way that he originally had planned, but he has other means of taking care of it.

After the 4th or 5th time, he stopped coming out and returning my calls altogether.

I understand that sometimes there are other underlying issues that must be solved first before the primary issue can be fixed and perhaps that’s why he was unsuccessful in fixing our primary concern. To make matters worse, we now have leaks in areas that we hadn’t had them before, (see the bathroom ceiling picture).

What should I do??? I am thinking at this point it would probably be best to start from scratch: Get a crew in here, {I am a general contractor), and take it down to the rafters, make all of the necessary carpentry and construction repairs/modifications (maybe re-grade the area by the downspout? remove the downspout to another location?), then have a roofing crew install a new roof: PVC or TPO?

The problem with the scenario that i just posed is that I am not sure if we have the current funds to pull this off right now.
